Construction monitoring

Site inspections to check the work follows the party wall award.

In short

We inspect the work at key stages to check it follows the party wall award, and record any movement or damage as it happens. On basements and commercial schemes we review monitoring data against agreed trigger levels.

Typical inspection points

  • Before work starts, confirming protective measures
  • During underpinning, excavation or cutting into the party wall
  • At completion, for the post-works condition check

Movement monitoring on larger schemes

On basements, piling and commercial projects, the award may require movement monitoring of the party wall or neighbouring buildings, with agreed trigger levels. We review the readings, flag anything approaching a trigger and agree what happens next with the contractor and engineer.

If damage happens

Damage isn't always avoidable, even on well-run sites. When it happens we record it against the schedule of condition, agree how it will be repaired or what compensation is due, and make sure that's reflected in the final inspection.

Who it's for

  • Building owners who want reassurance the work is following the award
  • Adjoining owners worried about their property during the work
  • Contractors who want a clear record if a complaint is made

Common questions

Is construction monitoring required by every award?

No. Most domestic awards only need a pre-works schedule of condition and a final inspection. Monitoring is usually reserved for higher-risk work such as basements and piling.

Who pays for monitoring?

Normally the building owner, as part of the cost of carrying out the notifiable work.
