We act on commercial and mixed-use schemes across Greater Manchester and Cheshire, either for the developer as building owner's surveyor or for neighbouring owners and occupiers as adjoining owner's surveyor. Our team's experience includes Grosvenor's London estate and Malcolm Hollis in Manchester.

What's different about commercial party wall work
- More owners. Freeholders, long leaseholders and tenants with terms over a year may all need notice.
- Programme risk. Two-month notice periods and award negotiations need planning in from the start.
- Engineering. Piling, basements and transfer structures need thorough review of the engineer's design and temporary works.
- Business continuity. Adjoining occupiers need access, deliveries, fire escapes and trading protected.
Outside the Party Wall Act
Some things that affect neighbours aren't covered by the Act and need separate agreements. We flag them at appraisal stage and work alongside your legal team:
- Crane oversail licences
- Scaffold and hoarding access licences
- Rights of light
- Highway and utility consents
Client feedback
We’ve worked with Manchester Party Wall Surveyors on several projects and they’ve been great every time. Guy is efficient, clear, and easy to deal with. The process is always smooth and well-managed. Highly recommend.
Commercial party wall questions
Does the Party Wall Act apply to commercial property?
Yes. It applies to all buildings in England and Wales, including offices, shops, warehouses and mixed-use schemes.
When should a developer appoint a party wall surveyor?
At design stage. Foundation and boundary details decide which notices you need, and awards need to be built into the programme.
Does the Act cover crane oversail or scaffolding?
No. Access rights under the Act only cover work needed for notifiable works. Crane oversail and most scaffold access need separate licences.
Can you act for a business next to a development?
Yes. We act as adjoining owner's surveyor for landlords and occupiers, with our reasonable fees normally paid by the developer.
Planning a commercial scheme?
Bring us in at design stage and party wall matters won't hold up your programme.
