In short
If a neighbour serves you a party wall notice, you can appoint us as your surveyor. We check the notice and drawings, record the condition of your property, agree an award that controls how the work is done, and inspect any damage. Our reasonable fees are normally paid by the building owner.
What we do for you
- Check the notice is valid and the drawings are adequate
- Ask for engineering information where the work could affect your property
- Prepare a detailed schedule of condition
- Agree protective measures, working hours and access in the award
- Inspect and assess any damage at the end of the work
Commercial adjoining owners
For offices, shops and industrial units next to a development, we also consider business continuity: access, deliveries, noise, vibration and security. See landlords and occupiers.
What clients say
Absolutely fantastic service from start to finish! We used Manchester Party Wall Surveyors recently and couldn’t be happier with the experience. Guy, our surveyor, was incredibly professional, knowledgeable, and approachable throughout the entire process. He took the time to explain everything clearly, handled all communications with the neighbours efficiently, and made what could have been a stressful process completely straightforward. Everything was done promptly and to a high standard. Would highly recommend Guy and the team to anyone needing party wall advice or services — reliable, efficient, and genuinely easy to work with. Thanks again!
Common questions
Will appointing my own surveyor upset my neighbour?
It shouldn't. It's your right under the Act, and the surveyors must act impartially. Many neighbours find it keeps things calmer.
How quickly do I need to appoint someone?
Respond to the notice within 14 days. If you dissent, you can name us in your reply.
Source: Party Wall etc. Act 1996 (applies in England and Wales).
Planning work near a neighbour?
Speak to a chartered surveyor before you start, not after.
