In short
We work with contractors to make sure notices and awards are in place before notifiable work starts, the award terms are workable on site, and every neighbouring building has a schedule of condition so any later damage claim can be assessed fairly.
What contractors get
- A clear register of notices, awards and permitted start dates
- Award terms reviewed for working hours, access and protection
- Schedules of condition of every adjoining building
- Prompt response to neighbour complaints and damage reports
Protecting your programme
Notifiable work can't start until notices have run and any awards are in place. We give you a single register showing, for each boundary, the notice served, the response, the award status and the earliest permitted start, so the site team knows exactly what can go ahead.
Protecting your position
Most damage claims come down to evidence. A thorough schedule of condition of every neighbouring building, taken before work starts, is the best defence against claims for cracks that were already there, and the fairest way to deal with damage that wasn't.
Working with the client's team
We can act for the developer as building owner's surveyor or support the contractor directly under a design-and-build contract, coordinating with the engineer on temporary works and monitoring.
What clients say
We’ve worked with Manchester Party Wall Surveyors on several projects and they’ve been great every time. Guy is efficient, clear, and easy to deal with. The process is always smooth and well-managed. Highly recommend.
Common questions
Can a contractor serve party wall notices?
Notices are served in the name of the building owner, but a contractor or surveyor can prepare and serve them on the owner's behalf.
What happens if the works change after the award?
If the notifiable work changes, the surveyors may need to agree an addendum award before the changed work starts.

Planning a commercial scheme?
