Party wall surveyors for landlords and occupiers

When a neighbouring development affects your building, tenants or trading.

In short

If a neighbouring developer serves you a notice, we act as your adjoining owner's surveyor. We review the engineering, record your building's condition and agree award terms that protect the structure, your tenants and your business, with our reasonable fees normally paid by the developer.

What we protect

  • Structure, roofs and party walls
  • Access, deliveries and fire escape routes
  • Services and plant
  • Noise, dust and vibration limits in the award
  • Security and out-of-hours working

Landlords with tenants

Tenants with leases longer than a year may also be owners under the Act and receive their own notices. We can coordinate landlord and tenant responses.

What we check in the developer's proposals

  • Whether the notices are valid and served on every interest
  • The engineer's design, temporary works and construction sequence
  • Monitoring proposals and trigger levels
  • Whether security for expenses should be requested

Your costs

When a neighbour develops, the building owner normally pays the reasonable fees of the surveyor you appoint, so protecting your building usually costs you nothing.

What clients say

Repeat client

We’ve worked with Manchester Party Wall Surveyors on several projects and they’ve been great every time. Guy is efficient, clear, and easy to deal with. The process is always smooth and well-managed. Highly recommend.

Common questions

Can I object to a neighbouring development under the Party Wall Act?

The Act doesn't allow you to block the work, but your surveyor can make sure the award protects your building, tenants and business.

Who pays for my surveyor if a developer serves me notice?

Normally the developer, as building owner, pays the reasonable costs of the adjoining owner's surveyor.
