In short
Commercial fit-outs often involve notifiable work: new openings or steels in a wall shared with the next unit, work to party floors, extraction ducts cut through shared structures, or new mezzanine bearings. We serve the notices and agree awards that let the fit-out proceed while protecting occupied neighbours.
Fit-out work that can need notice
- Forming openings or inserting steels in a wall shared with the next unit
- Work to party floors between separately owned units
- Cutting into shared walls for ducts, flues and services
- Underpinning or thickening shared walls for new loads
- Raising a shared parapet for new plant
Working next to trading businesses
Neighbouring shops, offices and restaurants need to keep trading. Awards can set working hours, noise and dust controls, and access arrangements so the work causes as little disruption as possible.
Landlord and tenant interests
In multi-let buildings both the landlord and tenants with leases over a year can be owners under the Act. We make sure every interest receives notice.
What clients say
We’ve worked with Manchester Party Wall Surveyors on several projects and they’ve been great every time. Guy is efficient, clear, and easy to deal with. The process is always smooth and well-managed. Highly recommend.
Common questions
Does internal fit-out work need a party wall notice?
Only if it affects a party structure, such as a shared wall or floor. Purely internal work within your own unit usually doesn't.
Can work be done out of hours?
The award can allow or restrict out-of-hours working, balancing your programme against the neighbour's business.
Source: Party Wall etc. Act 1996 (applies in England and Wales).
Planning a commercial scheme?
Bring us in at design stage and party wall matters won't hold up your programme.
