In short
An agreed surveyor is one surveyor appointed by both owners to resolve the dispute and make the award. The Act requires every appointed surveyor to act impartially, so an agreed surveyor works for the process, not for either side. With one set of fees instead of two, it's usually the most cost-effective route.
When it works well
- Domestic extensions, loft conversions and chimney breast removal
- Neighbours on reasonable terms
- Complete drawings available at the start
When two surveyors may be better
- Basements and deep excavation
- Complex commercial schemes
- A history of disagreement between the owners
What clients say
Really happy with the service from Manchester Party Wall Surveyors. We had some work going on in Whalley Range, and they handled all the party wall stuff smoothly. Our neighbour ended up appointing them too, which made the whole process really straightforward. No stress, clear communication, and everything sorted quickly.
Common questions
Is an agreed surveyor really impartial if the building owner suggested them?
Yes. Under the Act the surveyor's duty is to the Act, not the person who suggested them. If you'd prefer your own surveyor you can still appoint one.
